⚠️ Condo Buyers, Beware of Your Metering Setup! ⚠️
Are you planning to buy a 𝐜𝐨𝐧𝐝𝐨? Make sure you understand how your electricity is billed! Some condo buildings in the Philippines use a master-metered system, meaning the entire building shares one power connection, and the condo admin distributes the bill.
While this may seem convenient, it can lead to higher electricity costs, hidden charges, and unfair billing practices—just like what’s happening in the news! You could end up paying more than the actual utility rate.
✅ What to check before buying a condo:
✔️ Does each unit have its own individual Meralco meter? (Best option for fairness)
✔️ If it’s a master-metered system, does the admin charge extra fees?
✔️ Are the condo dues separate from electricity bills?
✔️ Does the admin follow Energy Regulatory Commission (ERC) rules on fair billing?
⚖️ Know your rights! According to ERC regulations, condo admins cannot overcharge for electricity. If you suspect unfair billing, you can file a complaint with the ERC.
💡 Tip: Always ask for a copy of the condo’s metering policy before signing a contract. Don’t let hidden electricity costs catch you off guard!
